My responsibilities include reviewing the current condition and performance of the office buildings
and their components, selecting, employing and managing where appropriate specialised consultants
for development of the working design solutions aimed at elimination of the discovered building and
engineering components defects after acquisition of the property. Advising to Property Management
team and the Owner on most appropriate strategies towards bringing the property to the appropriate
level of performance and Hines corporate standards. Reporting to Construction and Development

Outlet Village Pulkovo, Saint‐ Petersburg ($90 million USD Retail development)
My assignment was to reinforce the Hines local team at Pulkovo Outlet Village (Saint‐ Petersburg) and
stimulate employed General Contractor to achieve completion of the project and opening of the
development to the public in October 2015 due to substantial delays caused by General Contractor at
the time. I was responsible for taking over and management of the portion of GC contract related to
the construction and fit out of the main administration, management and engineering office
compounds housing all of the IT and Telecom installations critical for operation of the development
such as BMS, CCTV and other systems and networks. I was also assisting local team managing the
completion of the exterior facades of the project. Project was successfully opened to public in
October 2015.

My role was similar to the one at previous project (Outlet Village Belaya Dacha) ‐ coordination and
management of the design team including Project Architect ‐ Hydea S.P.A (Italy), Structural,
Mechanical Engineer and Cost Manager – Mott MacDonald at the initial design development stage,
however, with greater involvement in general project layout and planning process. Coordinating with
all members of the project team and local authorities to ensure all relevant utilities, connection points
and permits are obtained on time and within the budget. Reviewing and commenting on designs
developed by Architect and Structural and Mechanical Engineer. Preparing project works programs,
reporting on all above issues to Construction Director.

My role encompassed coordination and management of the design team including Project Architect ‐
Hydea S.P.A (Italy), Structural and Mechanical Engineer – Mott MacDonald and Cost Manager –
AECOM at the initial design development stage and during construction of the project. I was
participating in preparation of construction contract tender package, project works program,
selection of the General Contractor and managing General Contractor on behalf of the Client
throughout the duration of the project development, reporting to the Construction Director on
performance of General Contractor as to budget, schedule and quality of the works. Overseeing the
process of as‐built documentation, operational and maintenance manuals handover from General
Contractor to Client. Coordinating with Property Management and Administration teams to achieve
on time opening of the project to the public and smooth start up and operation.

My responsibilities included coordination of general construction activity, monitoring and review of
contractors work as to budget, schedule and quality as well as directing activities of
Architects/Engineers. Managing, scheduling and coordinating the base build and tenant’s fit out
works, contractors activities, preparation of the tender documentation, conducting the tenders,
reporting to Construction Manager and Development Team. Providing assistance to Property
Management Team in budget preparation, material selection, cost estimating, contract and cost
monitoring, providing organized documentation at project completion. Supervising and monitoring
the progress of punch list, controlling documentation and historical data regarding construction and
fit outs, maintaining a positive relationship with Owner, lender, local and state authorities as well as
Tenants. Ensuring compliance with all applicable laws and codes, as well as Hines corporate
standards.
Site Engineer/Site Manager – March 2003 to February 2006

My responsibilities included producing the primary site survey of future construction site, establishing
the main setting out grid system for the building and ensuring contractors conformed to the grid
system. Monitoring placement of reinforcement, false work and formwork systems prior to granting
authorization for concrete placement, coordination of work between Prodema LLC, as the client, and
the major work package contractors conducting the substructure works using “top down” method of
construction. Coordinating and development of shop fit out drawings and schedules of cost for
internal construction and fit out.
Site Engineer – March 2001 to February 2003

My roles were wide varied and included working on, and coordinating the development of drawings
and documentation, site engineering and management relating to the day to day management of
excavation and formwork contractors, scheduling and controlling delivery of ready mixed concrete to
the works site, working close liaison with window supplies, ensuring quality throughout the duration
of the shell and core works and internal fit out carried out by contractors as well as by Prodema LLC
direct labour.

General duties ranged from assisting site engineer with responsibility for setting out works, procedure
and quality control of shell and core, fit out works, ensuring cooperation between contractors, on‐site
technical translation between British expat staff and local contractors. Production of office layout
drawings for building tenants and coordination with tenants architects and office managers. Initial
setup and management of building security system in conjunction with system supplier, subsequent
management of the system prior to hand over to the building administration team.
